24 months,
sometimes in less 6 months, but they would like to get into their own
home today. So, they are interested in renting a property for
a short while until they can buy it
These
buyers will also make Full
Price Offers for your listed house
and pay full market rent during the lease period.
In addition to that, they
tend to take care
of the
property better than a normal tenant
because they see it as their
property. And the Buyers will have a written agreement that
makes them
responsible for maintenance repairs to the house. So if the furnace
goes out they
have to fix it, or if the toilet gets clogged they
don’t call the Seller in the middle of the night. It
saves a lot of landlord headaches. Of course, you can use
your own property management company if that's preferred.
And
if the worst happens and they default, they forfeit their option fee to
purchase the house and can be evicted. Evictions on properly
qualified tenant-buyers are much lower than normal tenant
eviction
rates... which means it can be a lot safer.

Buyers will be referred to you through a licensed real estate agent
and the standard sales agreement (A/S-R) with be used.

4. The

recommend up to 24 months)
If the Buyer
closes on the home then the option fee is credited to the purchase
price as a down payment. If the Buyer does not close on the
house then they forfeit their option fee to the Seller.
